Everybody wants the best price possible. But to receive the best price possible you have to offer a product (your house) that is as good as the better homes in your neighborhood. You have to have modern and updated bathrooms and kitchen. All major systems in the house – electrical, A/C, heating, plumbing, roofing, lighting, and foundation – have to be in good or excellent condition. And if you decide to make all the upgrades and repairs to your house then you have to sell it through a realtor and accept the lending decisions made by the buyer’s lender. And then there are the buyers that get “cold feet.” Do you really want all of that hassle?

I did not know much about the cash home buyers companies but when the time came I decided to contact a bunch of them. Some of them wanted to quote me a price over the phone which did not seem professional to me. But I did get multiple offers for my house in the Tanglewilde subdivision which included Opendoor, Homelight, and HomeVestors. But the best offer was from a local company, Houston Home Buyers. I felt comfortable with them and they delivered on everything I expected.

The two principals in this organization should be applauded for their hard work. They and the title company together tracked down all of the heirs and put this deal together. I really didn't think they could do it but it shows you what the real estate pros can do. We initially accepted a price that we thought was too low but with all the work involved I think we got the better end of the deal.
